DIFFERENT TYPES OF PROPERTY DEALERS

For a layman, the word "property dealer" connotes a simple thing, "someone who is a broker of properties," but in fact, it can be loaded with multiple meanings. Throughout my career, I have seen people doing property dealing by various methods. Some methods are listed below:

1. RENTING EXPERTS: Some dealers do only renting. This is the simplest form of property dealing these days. Just take a package from Housing.com/99Acres.com/magicbricks.com,magicbricks.com etc. and start listing and running. No deep knowledge of documents is needed, and no big social circle is required. Why? Because the property owner and the tenant both know that they are entering into a temporary arrangement. Just a rent agreement and police information of the tenant is enough. This method is best for newcomers. Quick income. 

2. ONLINE PACKAGE EXPERTS: The method mentioned above is being used by many bigger property dealers for sale-purchase also. They take the online packages and start listing sale deals. Either they attend to the customers themselves, or they have created a team. This method is workable for both renting and sale-purchase. Many people have built their businesses successfully by this method.

3. DEALERS OF DISPUTED PROPERTIES: Many people are dealing in disputed properties only. This method needs very deep knowledge. Practical, legal, and logical. Indian laws are very intricate, and the legal system is almost a failure. Matters drag for decades in courts here. So usually people stay away from disputed properties, and such deals do not get matured, but sometimes deals with amicable solutions may get accomplished. Not a very good line of action. Avoidable. 

4. DDA EXPERTS: Many people used to get deals from DDA only. They used to trace allottees and buy pre-allotment/post-allotment deals and sell quickly and earn good, quick money. How much is this method in practice these days? I do not know. 

5. FINANCERS-CUM-DEALERS: There are some dealers who are not much interested in selling or renting other people's properties. They just buy some below-market properties, renovate them if there is a requirement, and resell them. Such people earn good money this way. But this method needs investment. 

6. SPECIALIZED DEALERS IN INDUSTRIAL/COMMERCIAL PROPERTIES: Some dealers focus exclusively on commercial properties like office spaces, retail shops, warehouses, and industrial units. This niche requires an understanding of commercial leasing, zoning laws, and market trends.

Industrial properties, such as factories, warehouses, and manufacturing facilities, require specialized knowledge of zoning laws, infrastructure requirements, and market demand.

7. DEALERS IN GOVERNMENT-APPROVED TOWNSHIPS: Townships approved by government authorities offer integrated living solutions with amenities like parks, schools, and healthcare facilities. Dealers who specialize in these properties can cater to clients seeking secure and planned living environments.

8. MY WAY: I have played various roles mentioned above. I have earned, lost, and earned, and the game is still ON. 

But these days, I work very selectively. I deal in Delhi-NCR. People still believe in working locally. I don't. In these Global times, it is wrong to think-&-work locally only, though I have seen people working in a single colony and earning very well too. Local dealers know more about the locality than Google and get rewarded for that knowledge too. 

I do not deal in renting. I deal in sale-purchase and construction-collaboration only. DDA/HUDA/GDA plots, old Kothies, farmhouses, big floors, petrol pumps, hospitals, hotels, etc. are my favorites. Clear-title properties.

I deal via other brokers but prefer a small chain of mediators. Welcome.
